Asbestos Testing

Asbestos Testing for Renovation, Demolition, and Fire Damage

Colorado requires asbestos inspection before renovations and demolitions. If you're pulling a permit, you likely need a certified inspection first — and we can usually get you results in as little as 1-2 business days; rush turnaround is available. Call 970-252-1363 or request a quote below.

What we do

We're a Colorado State-certified asbestos consulting firm. Our EPA- and state-certified inspectors handle bulk, air, and dust sampling for:

  • Pre-renovation and pre-demolition surveys
  • Demolition permit applications — we prepare the paperwork
  • Air monitoring during and after abatement
  • Post-fire testing (asbestos doesn't burn; it ends up in debris and soil)
  • Asbestos management plans for schools and commercial buildings.

What it costs and how long it takes

A typical residential survey runs as low as $500 depending on square footage and the number of samples. Lab results come back in 1-2 business days; rush turnaround is available for an additional lab fee.

What happens on site

An inspector walks the areas being disturbed, identifies suspect materials, and collects samples — usually 3 hours for a house. You get a written report with lab results, material locations, and clear next steps.

Why homeowners and contractors call us

Over 30 years in building diagnostics, across everything from power plants and hospitals to schools and private homes. We're local — based in Montrose, working from Telluride to Crested Butte — so you're not paying Front Range travel time.

What a post-fire asbestos inspection looks like

Fire debris can contain asbestos from old flooring, insulation, and siding. Testing has to happen before cleanup and hauling. Here's an inspection on a fire-damaged property in southwest Colorado.

Fire doesn't destroy asbestos. It breaks it up and scatters it through the debris field, which is why the debris has to be characterized before anything gets hauled.

Our inspectors work in full protective equipment through unstable, collapsed structures to identify and sample suspect materials, then document what's present and where. That report allows cleanup to proceed legally and is what your insurance carrier and the county will ask for.

It's slow, uncomfortable work. It's also the step that keeps a demolition contractor from spreading contamination across a site — and keeps a property owner from paying twice.

Air monitoring during asbestos abatement

Colorado Reg. 8, Part B requires that the firm monitoring an abatement be independent. We're the monitoring side — we don't do removal, so we have no stake in the outcome of our own clearance results.

During abatement, we monitor air quality inside and outside containment to confirm fibers aren't escaping into occupied areas. When removal is complete, we perform a visual inspection and final clearance air testing before anyone reoccupies the space.

To meet compliance standards, a clearance report is provided to the building owners, contractors, and insurers.  This report reflects that the work was done correctly. For schools, commercial buildings, and rental properties, it's often required documentation that must remain on-site even after removal.
